SEM Architects provided the conversion of several existing laboratory rooms into private and open offices. Work included asbestos abatement, demolition, new doors, window replacement, new walls, ceiling, and new finishes throughout. The MEP scope of work included demolition, new lighting, new power, new communication devices, new fire alarm devices, new key card access, new HVAC VAV boxes (with DDC), relocating and extending HVAC diffusers and ductwork, as well as new plumbing.
• Scope: Remodel of an existing Dock office, upgrade to blood laboratory. Scope of work includes demolition of existing ceiling and removal of existing lighting and HVAC diffusers and grills. An existing chute opening w/ 4 pneumatic tubes passing thru ceiling for lab results to be enclosed with 2 HR. fire protection.
• HVAC to be tested /modified for proper Air Balancing.
• Room to be painted.
• Add new work counter, drawers and outlets to accommodate two workstations. Existing storage room 117
• Cap off laundry chute and add 2 HR. fire protection.

Remodel scope included new ceilings, and the installation of new light fixtures previously purchased by the University, and new HVAC distribution including new diffusers and return grills.
